Ejari Registration

If you’ve recently signed a tenancy contract in Dubai, you might have already heard the word Ejari. Maybe your landlord mentioned it, your real estate agent sent you a checklist, or you found it listed as a requirement when trying to set up DEWA. Whatever brought you here, you’re in the right place. Hectare UAE provides professional Ejari, Oqood, and Title Deed registration services in Dubai if you’d rather have experts handle it for you.

This article explains how to register Ejari online in Dubai in 2026, with the current fees, required documents, and a few tips.

What is Ejari and Why Is It Important?

The word Ejari (إيجاري) is Arabic for “My Rent.” It is Dubai’s official tenancy contract registration system, established under Law No. 26 of 2007 by the Real Estate Regulatory Agency (RERA) and managed by the Dubai Land Department (DLD). When you register your lease through Ejari, it becomes part of a centralised government database, making it legally recognised and enforceable. If you’re a developer or investor rather than a tenant, you may also be dealing with Oqood registration, which applies to off-plan properties before handover.

In short, without Ejari, your rental contract does not officially exist in the eyes of Dubai’s authorities.

Here’s what you actually need Ejari for in 2026:

  • Connecting DEWA (electricity and water) – this is the most immediate use
  • Applying for or renewing a UAE residence visa or family sponsorship
  • Enrolling children in schools (many require a valid Ejari)
  • Registering with telecom providers like du and Etisalat (e&)
  • Opening a UAE bank account or providing proof of address
  • Legal protection if a dispute arises with your landlord

Each registered contract receives a unique Ejari number and barcode printed on the certificate. This number is what government portals, utility providers, and banks use to verify your tenancy is legitimate.

Who is Responsible for Registering?

Under Dubai’s tenancy law, the landlord is primarily responsible for registering the tenancy contract with Ejari. However, in practice, it’s almost always the tenant who handles it, because the tenant is the one urgently needing the certificate to activate DEWA and complete visa paperwork.

Many landlords are fine with tenants managing the registration, and some tenancy contracts even specify that this is the tenant’s duty. Real estate agents and property management companies can also handle the process on behalf of either party. At Hectare, our Real Estate Registration Services team manages the complete Ejari process for landlords, developers, and tenants.

Note : RERA now requires all co-occupants (family members, flatmates, or anyone residing in the unit) to be listed in the Ejari system at the time of registration. They must be registered within 7 days of moving in. Failing to do so can result in fines.

Documents You’ll Need for Ejari Registration

Before you open the Dubai REST app or head to a trustee centre, make sure you have all of these ready. Missing even one document is the most common reason for delays or rejection.

1)Unified Tenancy Contract
Clear PDF/scan, signed by both tenant and landlord
2)Title Deed (Copy)
Provided by the landlord or agent
Not sure what a title deed is or how to get one? Read our guide: What is a Title Deed in the UAE?
3)Tenant’s Emirates ID
UAE Pass now replaces manual ID/visa uploads in the app
4)Tenant’s Passport Copy
Required for non-residents registering in person
5)DEWA Premises Number
Found on any previous DEWA bill for the property
6)Landlord’s Registered Mobile
Needed for digital landlord approval via Dubai REST

For commercial properties, replace the Emirates ID with your valid trade licence and add a letter of authorisation if someone other than the company owner is filing. An MOA or partnership agreement may also be requested.

Tip: Before starting the online registration, confirm that your landlord has a UAE Pass account. If they don’t, the system will stall at the approval stage, and you’ll need to visit a trustee centre instead.

How to Register Ejari Online in Dubai in 2026?

There are three main ways to register Ejari in 2026. Here’s how :

Online (Dubai REST App)

  • Fastest & cheapest option
  • Available 24/7 from home
  • Requires the landlord to have a UAE Pass
  • Certificate issued instantly or within 1–2 days

 In Person (Trustee Centre)

  • Best if the landlord has no UAE Pass
  • The agent handles everything for you
  • Slightly higher fees
  • A certificate is often issued the same day

Method 1: Via the Dubai REST App :

The Dubai REST app is the official platform from the Dubai Land Department and the most widely used method in 2026. Here’s how to do it:

1)Download the Dubai REST app

Available on both the Apple App Store and Google Play Store. It’s free.

2)Log in with UAE Pass

UAE Pass is the recommended login method. If you don’t have it, you can use your Emirates ID or residence visa number. Set up UAE Pass first if you haven’t; it speeds everything up.

3)Select “Register Ejari”

From the app’s main menu, navigate to the Ejari or tenancy registration section.

4)Fill in the application details

Enter the property address, DEWA premises number, tenancy start and end dates, and rent amount. Make sure all details match your signed contract exactly.

5)Upload your documents

Upload the signed tenancy contract, title deed copy, and any other required documents. Ensure files are clear, complete, and in PDF or JPG format.

6)Request landlord approval

The landlord will receive a notification on their Dubai REST app to review and digitally approve your submission via UAE Pass. This is where delays can happen. So make sure your landlord is ready.

7)Pay the registration fee

Once the landlord approves, you’ll be prompted to pay the official fee (AED 177.50 for online registration via the app). Payment can be made by card or Noqodi.

8)Download your Ejari certificate

After payment, your Ejari certificate is typically issued instantly or within 1–2 business days. Download it from the app or check your registered email.

Method 2: Via an Authorised Trustee Centre

If your landlord doesn’t have a UAE Pass, or if you prefer dealing with someone face to face, you can walk into any authorised Real Estate Services Trustee Centre or Amer Centre across Dubai. These are located in major malls and residential hubs throughout the city. Alternatively, our team at Hectare UAE can complete the Ejari registration on your behalf.

  • Bring all original documents and clear copies
  • The agent will input your details into the Ejari system on your behalf
  • Pay the government fee plus the service partner’s charge
  • Receive your printed certificate on the spot

The total process at a trustee centre, excluding any waiting time, typically takes around 7 minutes once your documents are reviewed and verified.

Ejari Fees in Dubai 2026:

Here’s a summary of what you’ll actually pay in 2026, depending on which method you choose:

Cancellation AED 100 + AED 10 + AED 10 = AED 120 AED 120 + AED 95 + VAT

How to Renew Your Ejari in Dubai?

Ejari does not renew automatically when your lease does. Every time your tenancy contract is renewed, or a new contract is signed, you must register a new Ejari, even if you’re staying in the same apartment.

The renewal process is nearly identical to the initial registration. You’ll need your updated (newly signed) tenancy contract and your valid Emirates ID. The fees are the same.

Note: Under Dubai Law No. 26 of 2007 (as amended by Law No. 33 of 2008), if either party wants to change any lease terms at renewal, including rent, they must notify the other party in writing at least 90 days before expiry. If no notice is given and the tenant continues occupying the unit, the lease auto-renews under the same terms for one year.

Tip: Aim to start your Ejari renewal at least 30 days before your current contract expires to avoid any disruption to DEWA services or visa-related paperwork.

How to Cancel Ejari in Dubai?

When you move out of a property, whether your lease has expired or you’re terminating early, the Ejari must be officially cancelled in the system. This is important because it closes the record and prevents utility bills from continuing to be generated under your name.

Cancellation can be done online via the Dubai REST app or the DLD website, or in person at a trustee centre. You’ll need:

  • Your original tenancy contract (if still valid)
  • Valid Emirates ID
  • Power of Attorney (if someone is acting on your behalf)

There’s no strict statutory deadline, but the DLD expects cancellation to happen promptly after the expiry or termination date. Delays can block the registration of the new tenant’s Ejari and may result in additional costs for you.

Common Mistakes to Avoid:

1)Landlord doesn’t have UAE Pass

If your landlord isn’t set up on UAE Pass, the online registration will stall at the approval stage. Confirm this before you start, or plan to visit a trustee centre instead.

2)Mismatched contract details

The details on your tenancy contract, such as rent amount, property address, names, and Emirates ID numbers, must match exactly what you enter in the system. Even minor typos cause rejections.

If your property has recently changed ownership and the title deed hasn’t been updated, this is often the root cause. See our guide on how Title Deed registration works in Dubai to verify your documents are current.

3)Uploading blurry or incomplete documents

All uploaded documents must be clear, complete, and legible. Blurry scans are an important cause of delayed or rejected applications.

4)Assuming Ejari renews itself

It doesn’t. Every new or renewed contract needs a fresh Ejari registration, even in the same property with the same landlord.

5)Forgetting to cancel when you move out

Not cancelling on time can cause billing issues and may delay the next tenant’s registration, which can lead to disputes with your former landlord.

6)Not listing co-occupants

Since 2022 (and strictly enforced in 2026), all residents in the property must be registered. Missing this step can result in fines.

Conclusion

Ejari registration is one of the most important steps in your Dubai rental journey. Get it done promptly, keep a copy of your certificate saved digitally, and you’ll have peace of mind knowing your tenancy is fully protected.

Frequently Asked Questions About Ejari Registration

1)How long does Ejari registration take online?
If all your documents are in order and your landlord approves quickly, the online process via Dubai REST can take as little as 15–30 minutes. The certificate is often issued almost instantly after payment.
2)Is Ejari registration mandatory for all rental properties in Dubai?
Yes. Ejari registration is legally required for all residential and commercial rental contracts in Dubai, regardless of the property type, area, or rental amount. No exceptions.
3)Can a tenant register Ejari without the landlord?
Not entirely. Online registration via Dubai REST requires the landlord to digitally approve the application using UAE Pass. However, at a trustee centre, the tenant can typically complete the process as long as all signed documents are present. Some third-party platforms like Habi can also process registrations without a separate digital landlord approval if the signed contract is provided.
4)What happens if you don’t register Ejari?
Without Ejari, you won’t be able to connect DEWA utilities, process visa applications, or legally enforce your tenancy contract. Authorities can also impose fines for non-compliance.
5)Can I register Ejari for a commercial property the same way?
Yes, the process is largely the same. However, commercial registrations require a valid trade licence instead of a passport copy, plus an authorisation letter if someone other than the company’s owner is handling the process.
6)Where can I download my Ejari certificate?
You can download it directly from the Dubai REST app by navigating to “Download Certificate” and entering your contract details. It will also be sent to your registered email after approval. Trustee centres provide a printed copy on the spot.
7)How much does Ejari cost in 2026?
Online registration via the Dubai REST app costs approximately AED 177.75, inclusive of the knowledge and innovation fees and service partner fee. Registering at a trustee centre costs around AED 219.75, which includes a higher service partner fee and VAT.
